The early generation stick curtain wall used to construct the façade contained a number of deficiencies which resulted in water ingress under even moderate rain and wind conditions.

The positioning of the mullion movement joint within the picture frame forming the spandrel panel resulted in a sheering action along the glazing seals leading to failure of the sealant.

In addition to this, the mullion stack joint seals had degenerated under the effect of constant sliding action.

Accepting that replacement of the curtain wall was beyond the budget and that any would be difficult and not totally eliminate leaks into the building, we proposed a paid that firstly reduced water ingress and secondly expelled water that still entered the curtain wall system.

Working with Meinhardt façade consultants, effective repair of this curtain wall was achieved by designing a catch tray to the spandrel panel which collected and directed the water ingress into the transom and back out via the drainage holes. An innovative solution that solved the problem and achieved a watertight façade at a moderate expense to the client.
