Persistent leaking windows to the recently completed five storey office building required initially a detailed investigation into the cause of the water ingress. Removal of finishes to sample areas and water testing, revealed the omission of the important air seals to the perimeter of the drop-in window system installed between the rendered concrete spandrel panels. Membrane failure to the flat roof contributed to the leakage problem by tracking beneath the cement render and by passing inside the outer rain screen angles and in at the head of the window system. Working externally off mobile swinging stages installed at roof level, the outer rain angles were removed, to allow installation of the missing internal air seals, and later replaced with new angles. Installation of the internal air seal to the sub sills was completed out of hours to avoid disturbance to the occupied offices.
