189 Miller Street. North Sydney
The seven storey building facade was constructed using a stick system curtain wall with pivot windows and is located at a prominent corner in the heart of the North Sydney CBD.
Built in 1987, the gaskets and glazing tape to the vision and spandrel panels had deteriorated with weathering resulting in air and water leakages in many areas, together with traffic noise entering the unsealed joints.
Working within fully occupied offices, the glazing gaskets were replaced with new EPDM gaskets or new silicone joints. Closing off the pivot window sash joints with new silicone seals greatly improved sound attenuation of street noise, and air leakage which reduced air conditioning costs.
Repair of the perished mullion stack joints was achieved by removal of the adjacent glass spandrel and application of a new silicone seals.
Completed in under seven weeks the owner could look forward to many years of a maintenance free façade.
