Built to equal the high standard of a CBD facade, the fully glazed panelised curtain wall relied upon pressure equalisation to be watertight together with structural silicone to secure the tinted glazing. This was not initially achieved as a result of manufacturing deficiencies and poor installation of the curtain walling panels. Water leakage into the building and a dissatisfied owner required the builder to carry out a comprehensive repair of the whole facade. We completed a thorough inspection of the facade together with onsite testing under the sirowet method to reveal many structural defects and confirm that the air seal was incomplete to achieve pressure equalisation. Repair of the whole facade over a period of five months required the rebuilding of many components and the installation of an air seal system whilst the office building remained fully occupied. On completion of the repair work, testing by Ian Bennie and Associates demonstrated that the facade met the requirements of both AS 2047.1996 and AS 4284.1995 and reinstated the building back to the high standards required for a prestige development.
